Buying a home in East Texas

Start with a payment you’re comfortable with, then let a local agent find the house. The calculator below includes taxes and insurance, which most online estimates leave out.

How buying works here

  1. Get pre-approved

A lender letter tells sellers you’re serious and tells you what you can actually spend. Do it before you fall for a house.

  2. Tour with a local agent

We know which roads flood, which subdivisions have deed restrictions, and which listings have been sitting for a reason.

  3. Make an offer

Texas contracts usually include an option period, a short window where you can back out for any reason. We negotiate its length and fee.

  4. Inspect and appraise

Use the option period for inspections. On rural property, add a survey, a well test, and a septic check.

  5. Close at the title company

In Texas, closing happens at a title company. You sign, they fund, and you get the keys.

Questions we hear a lot

How much do I need for a down payment?
It depends on the loan. Some programs allow very little down, conventional loans often start around 3 to 5 percent, and land loans usually need more. A lender can tell you exactly what you qualify for.
Why is my East Texas payment higher than the calculator on a national site?
National calculators often assume low property taxes. Texas has no state income tax, so local property taxes carry more of the load. Use the tax rate on your county appraisal district’s site for the most accurate number.
Do you work with first-time buyers?
All the time. We’ll walk you through every step and introduce you to lenders who explain things clearly.
